Residential and Commercial Project Manager - Relocate to Port Hardy, B.C.

K’awat’si Construction Company is seeking a Residential and Commercial Construction Project Manager to join our team in Port Hardy, located on the Northern end of Vancouver Island.

The Project Manager will plan and supervise a range of construction projects from start to finish, as well as organize and oversee construction procedures and ensure they are completed in a timely and efficient manner. An excellent construction Project Manager must be well-versed in all construction methodologies and procedures, and be able to coordinate a team of professionals of different disciplines to achieve the best results.

Core Duties and Responsibilities:

  • Develop project plans, scopes, charters, reporting and timelines for new construction, renovations and commercial projects.
  • Engage with stakeholders in alignment with organizational needs, supporting alignment of stakeholders on all project management, maintenance and repair requirements of housing/projects that impact clients as directed.
  • Oversee project construction phases and reporting to manager or executive.
  • Assess construction progress and reporting accuracy.
  • Develop presentations for executive review and reporting.
  • Manage and coordinate project-based housing operations for clients inclusive of process development, execution, and implementation of systems inclusive of work order systems.
  • Track and monitor approved capital improvements/maintenance programs.
  • Identify new capital project plans for consideration and review for clients and KCC.
  • Lead or support the RFP/ RFQ/ RFI process including the preparation/evaluation as directed in alignment with KCC goals and direction.
  • Assess and determine portfolio needs that inform and develop operational and capital plans and purchases.
  • Collaborate with project proponents, engineers, architects, and other stakeholders to determine project specifications.
  • Adhere to all company policy and procedures as outlined in the KEDC’s HR Policy Manual.
  • Negotiate contracts with external vendors to reach profitable agreements.
  • Obtain permits and licenses from appropriate authorities.
  • Determine needed resources (workforce, equipment, and materials) from start to finish with attention to budgetary limitations.
  • Plan all construction operations and schedule intermediate phases to ensure that deadlines are met.
  • Acquire equipment and materials and coordinate with Superintendents to monitor inventory on hand.
  • Hire contractors and other staff and allocate responsibilities as directed.
  • Provide project management expertise as requested.
  • Supervise and mentor project coordinators, estimators, construction managers, and superintendents as needed.

Education and/or Work Experience Requirements:

  • Minimum 5 years of proven experience as a Construction/Project Manager
  • In depth understanding of construction procedures and material and project management principles.
  • Familiarity with quality and health and safety standards.
  • Proficiency with MS Office.
  • Familiarity with construction software an asset, such as Co-Construct, Project and Bluebeam Revu.
  • Outstanding communication and negotiation skills.
  • Excellent organizational and time-management skills.
  • A team player with leadership abilities.
  • Construction Management or PMP certification would be an advantage.
  • Red Seal trade qualification is an asset.
  • Valid Driver’s License.
